According to this document, QCVN 01:2021/BXD has several new regulations as follows:
- Net density:
This is the ratio of area of occupancy of main architectural works to the area of a land lot.
Except the area of occupancy of outdoor structures, such as decorative miniatures, swimming pools, parking lots (yards), sporting fields, guard houses, entrances and exits, and basement ventilation units with roofs and other technical infrastructure works).
(compared to current regulations, the area of "entrances, exits and ventilation units of roofed basements” is not included in the area of occupancy of outdoor construction works).
- Construction boundary line:
This is the line limiting building of the main construction structure to a land lot.
(The current regulation prescribes that it is the boundary line that is determined on a planning or field map delineating the boundary between a land within which construction of both the superficial and underground part of a building is allowed, and public vacant land).
Circular No. 01/2021/TT-BXD is entering into force as of July 5, 2021, replacing the Circular No. 22/2019/TT-BXD dated December 31, 2019.
